文档介绍:毕业设计(论文)专用纸 I 摘要近几年来,不断上涨的住宅价格己经成为整个社会关注的焦点,而剖析住宅价格空间分异形成的影响因素及其内在原因,并对各影响因素的影响方式进行探讨,其成果对相关政策的制定、开发商对项目的定位与定价和消费者选择合适的住宅都具有较高的参考价值。本文以区位理论和特征价格理论为基础, 构建了住宅特征价格模型, 并以武汉市住宅价格为对象进行了实证研究。本文选取 2016 年武汉市 7 个片区中 21 个的住宅小区为研究对象,收集了各个楼盘的详情数据,根据城市特征价格理论建立影响武汉住宅价格空间分异的影响因素,并通过 SPSS 统计软件进行逐步回归分析影响房价的主要因素。得出的主要结论为:①武汉住宅价格空间分异显著,武汉市住宅价格的高值区均集中在商圈或水域绿地附近, 江汉,江岸,武昌区,中值区主要分布在汉阳与洪山区,低值区则分布在青山区。②影响住宅价格的三大特征中,区位特征变量对武汉住宅价格影响是最大的,其次为建筑特征, 影响武汉住宅房价的的主要因素为建筑面积、所在楼层、教育配套、物业费和装修情况。③武汉各片区的新建住宅的房价均价差异显著,最高值区域的房价相对于最低值区域的房价每平米要高出 8000 元以上。针对研究结果,提出相应的政策建议:①对购房者而言,可结合各区具体的房价情况,选择自己最为满意的住宅;②对于政府和开发商而言,应结合武汉市房价空间分异情况,制定合理土地规划方案,开发更适宜居住的住宅,选择匹配的物业管理企业;③对于消费者而言,选择精装修还是毛坯房应该从自身的实际条件去考虑。关键词:特征价格模型;住宅价格;空间分异;武汉市毕业设计(论文)专用纸 II ABSTRACT In recent years, rising house prices have e the focus of attention of the whole society, and analysis of the influence factors and the internal reasons of the formation of the spatial differentiation of housing price, and the influence factors were discussed, The results of the relevant policies, developers of the project positioning and pricing and consumer's choice of housing has high reference value. This paper is based on the location theory and hedonic price theory, constructs the housing hedonic price model, and through empirical research on the housing price in Wuhan is carried out.
