本系统主要利用所学的有关软件开发理论知识以及数据库原理,针对现代小区管理的实际需要而开发的一套适合于现代化新型智能化小区的物业管理系统。其主要功能有业主基本信息输入、业主房屋基本信息输入、业主房型输入、停车场车位管理、物业收费管理、业主投诉管理、业主报修管理、各种报表打印、用户权限设置、密码更改等功能。
本系统选用Borland公司的Delphi开发工具来设计前端的应用程序,Microsoft公司的SQL Server作为后台的数据库。论文主要介绍了本课题的开发背景,所要完成的功能和开发的过程。重点说明了系统设计的重点、设计思想、难点技术和解决方案。

ABSTRACT
This system utilizes relevant knowledge of software and database principle , it is a modern new-type intelligent property administrative system of district to modern district actual management . Its main function includes owner's basic information input, owner's basic information of the house input, owner's house type input, parking area and parking stall management , property charge management , plain management , owner report management , various kinds of report form type , user authority setting up , password changing, function for repairment, etc.
This system use Borland's Delphi developing environment to design front application program, and SQL Server2000 of pany is regarded as the backstage supporting database . The thesis has introduced the development background of the subject, the course of the development and function. It would also discuss the focal point , design philosophy , difficult point of technology and solution.
