商业物业的管理内容
一、一般性管理
1、对小业主或承租商的管理
统一产权型的商用物业，其经营者都是承租商，可以在承租合同中写进相应的管理条款，对承租户的经营行为进行规范管理，也可以以商场经营管理公约的形式对他们进行管理引导。
2、环境清洁管理
商业物业环境的清洁与否是衡量物业管理水平的重要标志。商业物业的人流多且人员杂乱，产生垃圾的源头较多。除应有专人负责流动保洁、及时清运垃圾、随时保持室内外卫生清洁之外，同时还应注重提高清洁工作的专业性，满足商业物业内部各种设施设备的保养需要,商业物业的保洁形式具有以下主要特点:
A、由于商业物业日常的保洁需求时间较长(营业时间长，且节假日照常营业），在保洁人员的工作安排上一般实行两班制，保证营业时间内场内卫生营造好的购物消费环境。
B、商业物业保洁巡视的人员配备主要由物业自身 素质及档次来决定,商业物业保洁还需注意对停车场、垃圾存放点的巡视保洁，为方便顾客，还应注意垃圾收集桶摆放的数量与位置是否合理.
C、商业物业对保洁人员的素质要求较高,包括及时发现问题的能力和正确处理清洁作业过程中的各种应注意事项的能力。
3、安全保卫管理
商业物业面积广、商品多、客流量大，需要一支训练有素的保安和消防队伍，，维持商业物业的经营管理秩序。
对于商业物业的安全管理,应注意以下几点：
A、将物业保安管理同物业消防管理相结合。
消防安全是物业安全的重要环节，由于商业物业内人员密集、设备昂贵、财物（产）汇集，发生火灾所造成的生命、财产损失无法估量。因此,商业物业的物管机构的每一位安全人员都应同时是兼职消防安全管理员，并具备相应的消防知识与技能，及时发现并处理各种火灾隐患。
B、将安全管理与客户服务工作相结合。
商业物业的物业管理服务对象较多,包括业主、租户及商业顾客，由于物业的商业特性,商业物业的物业管理更加强调管理的服务性，安全管理人员在日常工作中，随时都可能会接到客户的各种服务要求，因此，必须将安全人员的日常工作纳入到客户服务工作中去,为顾客提供各种细致服务，尽可能地保护业主、租户和顾客的利益。
C、紧急事故的应急处理。
商业物业属开放型环境。对于高度密集性的商业物业，必须设计一套有效的紧急事故处理程序，该套程序必须为诸如火灾、电源失控、水管爆裂、犯罪活动、爆破威胁、严重伤病等紧急事项有所准备。商业物业的一些地方较易发生犯罪活动，如商业中心的停车场就是犯罪分子与歹徒经常活动的主要地方。对此,物业管理机构有许多需要改进的地方，例如：增加照明灯以加强顾客安全感 ；人行道附近和停车场不应有藏身之处 ;为顾客提供的哨岗应安排在停车场重要位置等等。增加训练合格的保安人员,配备高性能的安全设备，都可在一定程度上提高安全而降低犯罪发生。
