摘要:为使住房价格调控政策具有很强的针对性,必须明了住房价格决定及其波动的内在机制。本文通过阅读大量文献,用文献研究法对住房价格的影响因素进行分析、整理,从理论层面分析了我国的房价动态特征,并考察了城市因素对房价动态参数的影响。得出主要结论:影响住房价格的一般因素、区域因素及个别因素中,前两项是主要因素,后者的影响范围较小。由于住房的异质性,在分析影响住房价格的各因素时作者认为不能一概而论,针对不同地区的住宅市场需要具体情况具体分析。

A Research on Influencing Factors of Housing Prices
Abstract:In order to make the housing price regulation policy has very strong pertinence, must clear the internal mechanism of housing price decision and its volatility. In this article, through reading a large number of literature, using literature research to analyze the influence factors of housing prices, sorting, from the theoretical analysis of the dynamic features of China's housing prices and urban factors on the effect of dynamic parameters of house prices. Main conclusion: the general factors affecting housing prices, regional factors and individual factors, the first two are the main factors, the influence of the latter is smaller. Due to the heterogeneity of housing, based on the analysis of various influence factors of housing prices, the authors think cannot treat as the same in different areas of the housing market need to particular case is particular analysis.
