我国地区住房价格差异研究
摘要
房地产行业是国家的支柱产业,但是近几年来,由于经济发展不平衡,国家处于过渡期和转型期等原因,我国各地区的房价逐渐上涨。而与此同时,住房价格差异也随着各地市的经济发展水平、人均收入水平、地价、造房价格等方面有区别而使差异越来越大。本文研究了我国地区房价差异程度、研究现状以及发展趋势,从四个方面强调了地区房价差异变大的原因,并据此分析出了通过加强信贷管理、增加房屋和人才供给、限制投机行为、多方位发挥了国家宏观调控的作用等相应的解决方案和应对措施。
Differences in regional housing prices in China
Abstract
The real estate is an important one of a country,but in recent years, because of many reasons from every aspect such as the imbalance of the economy development and the transition period which our country is staying,the housing prices of many regions in our country is the same time,the differences among the regions are more and more obvious with the specialties in the developing level of the economy,the average salary,the price of the field and the fee it needs when building the article reseaches the differences,the reseach achievement at present and its trendency,it also emphisises the reasons of that from four aspects,and gets the solutions like enhancing the credit management,offering more houses and the talent,decreasing the behavior of buying houses many times and show the country’s ability of macro-control.
