从 2003 年起,我国一线城市的房价就持续高速上涨,引起二线、三线城市的
房价也迅速上涨,上涨幅度大大超出经济总体增长水平及其它行业产品与服务的
上升幅度,房价增长过快的趋势,已成为全社会关注的焦点,并引起中央政府的
年和 2006 年先后出台的“国八条”、“国六条”等一系列有关稳定房价
的宏观调控措施,可结果却不尽如人意。分析其原因,影响房价上涨的因素很多,
归纳可分为市场因素与非市场因素。市场因素中对住宅市场供求量起作用,进而
影响住宅价格的如政治、经济、行政政策和社会因素等;非市场因素则主要指住
宅自身影响因素和环境影响因素对住宅价格高低造成的影响,如:自身因素中区
位、地质条件、面积等,环境因素中的周边配套生活设施、空气质量、绿化等。
为此,该论文试图探讨在现阶段我国房地产市场情况下,影响房地产价格的主要
因素和次要因素。并通过对贵阳市房地产价格进行定性和定量的实证研究,揭示内
在的运行机理,为有关部门调控房价提供参考。
该论文对房地产价格影响因素的研究主要由以下部分组成:首先,对国内外房
地产价格影响因素的主要研究成果进行总结和评述,归纳房地产价格影响因素研
究的主要理论,并阐述房地产价格影响因素研究的意义、该文的研究思路和研究方
法;第二部分主要分析我国房地产价格形成机理;第三部分对我国房地产价格的
影响进行了较深入的研究;第四部分以贵阳市为例对房地产价格的影响因素进行
了实证分析;第五部分是对抑制高房价的政策建议;最后是结论和展望部分,总
结了本文的研究成果,并对今后的研究方向进行了展望。

ABSTRACT
Since 2003, China's first high-speed urban housing prices continued to rise, and
second-line driven, three-city housing prices are rapidly rising, the rate of increase far
