摘要
随着市场投资理念逐步转向价值投资,上市公司基本面的变化将更受关注。房地产行业作为我国现阶段重要的支柱产业和消费热点,房地产板块股票具有重要的研究意义。本文运用因子分析法对我国房地产板块67支股票的投资价值进行评价,从2009年第一季度财务报表中的十二个主要财务指标提取了公司规模因子、每股价值因子、盈利能力因子和增长能力因子四个具有一定含义的因子,然后根据每支股票的四个因子得分及综合因子得分情况作出综合评价,并根据每支股票的因子得分情况综合排序,用于比较67家房地产板块股票的投资价值。为投资者和市场各参与主体有效把握房地产板块上市公司及其投资价值提供借鉴。

Abstract
Value pursuing investors pay attention to the accounting and financial report of panies. The real estate industry as an important pillar of our country at this stage and consumption of hot industries, real estate, stock plate has an important significance of the study. Using factor analysis, this paper evaluates the value of investment of 67 panies on the real estate section in China. From the 12 major financial indicators in panies’ the first quarter of financial statements in 2009, 4 factors as the size of extracted factors, factor value per share, profitability factor and increase the capacity factor that have certain meanings are extracted, and then according to the factor scores results of each stock, we make prehensive evaluation, rank prehensive performance, pare various values of real estate stock. Provides for the investor and the market each participation main body effective assurance real estate tectonic plate To be listed and the value of each contribution uses for reference.

第一章引言
房地产行业素有国民经济晴雨表的比喻,在全球金融危机侵袭的今天,我国房地产市场的走势也势必受到制约和影响。国际金融风暴肆虐,世界各国都受到波及,欧美地区受灾尤其严重,国内经济亦受其负面影响,出口下滑,经济下行,外资撤离。导致国内股市、楼市皆低迷,实体经济亦萎靡不振,企业效益下滑。面对如此情况,我国政府积极应对,及时的为解决金融危机所带来的问题出台
