摘要

近几年来,我国房地产业处于高速发展期,成为了国民经济的支柱产业,在国民经济中占据着十分重要的地位。但是,由于我国房地产经济起步晚、发展时间短,市场运行还不太规范,各项制度有待逐步完善,投资决策的科学性和可行性研究不够严谨,如不加以分析、研究,不加以解决,势必影响房地产行业的健康发展,造成房地产投资得不偿失,影响房地产投资项目的经济效益。如何全面分析和综合评价房地产项目的必要性和可行性,如何在多方案中选择综合经济效益最好的方案,为政府部门和房地产投资商投资决策提供依据,尽可能免除主观性的方法来达到正确综合评价的目的,至今仍是行业中研究的重要领域。
本文首先介绍了房地产投资决策的概念,其次对房地产投资决策的影响因素、房地产项目投资效益评价指标体系以及投资风险评价等内容做了分析,最后以唐山市南湖生态城为案例,以相关数据为支撑,详细分析此项目的投资费用、投资收益和投资风险,希望对房地产开发商如何决策及规避风险提供一些参考。

Abstract
In the recent years, in our country real estate industry was in the high speed period of expansion, has e the national economy pillar industry, was occupying the very important status in the national economy. But, in China the real estate economy has developed only for several decades, the market operating and trading are not normal enough. The real estate system needs to pleted to perfection gradually. The science application and feasibility research of the investment decision are not rigorous enough, for the sustainable development of real estate industry and the economic returns of the real estate projects, and avoiding the investment gain more less than lose, these problems must be well analyzed and solved.
How to overall analyzed prehensively appraise the necessity and feasibility of the real estate project, and how to find out the most economic one in multiple-plans are the basis for government and investors to make decision, and achieve the correct purpose of prehensive appraisal without subjective influence is one of the important researches in real estate studies.
