由于当今国内外经济形势的发展变化,随着我国近十几年来的国民经济快速稳歩增长,房地产市场开始迅速发展,呈现出良好的态势,目前房地产行业己经成为我国国民经济中的一个非常重要的基础性和支柱性行业。房地产产品是在众多商品中一种非常特殊的商品,因此房地产项目也就有其不同之处。它具有开发投资周期长、投资总额大、项目影响因素多且复杂多变等特点,同时房地产投资开发项目是一项对综合性、专业性、技术性要求都非常高的一种项目,这也就决定了房地产投资开发项目是一种高投入、高回报和高风险的项目。这些特征决定了其投资开发项目是不同于一般项目的,需要我们必须对房地产投资开发项目中已经存在的或者可能存在的风险进行彻底清晰的科学分析,对项目风险进行定性与定量分析,并由其指导投资开发商做出正确的开发战略和规划,以便于对房地产项目风险进行有效的科学的防范。本文分析了影响房地产开发的风险因素,提出了防范和降低风险的对策, 提出了相应的风险转移和控制的有效方法以增强房地产开发商防范风险的能力,提高房地产开发商的竞争力。

ABSTRACT
Due to the development of the domestic and international economic situation changes nowadays, especially with the recent years of rapid economic growth steady step, the real estate market began to develop rapidly, showing a good situation, the real estate industry has e our country national economy in a very important basic and pillar industries. Real estate products in modities in a very modity, therefore the real estate project also has the difference. And plicated and changeable, while investment in real estate development project is prehensive, professional, technical requirement are very high for a project, which also determines the investment in real estate development project is a high input, high return and high risk project. These characteristics determine its investment in development projects is different from the general project, we must already exist in the development of real estate investment projects or possible risks thoroughly clear scientific analysis, the qualitative and quantitative analysis of the project risk, and the guidance of investment developers to make development strategy and planning to correct, for the real estate project risk effectively scientific prevention.
