摘要
可行性研究是编制设计任务书的重要依据,也是进行初步设计和工程建设管理工作中的重要环节。其通过对项目的主要内容和配套条件,如市场需求、资源供应等,从技术、经济、工程等方面进行调查研究和分析,在预测的基础上,提出项目投资意见,为项目决策提供依据的一种综合性的系统分析方法。
本次房地产项目投资可行性分析的对象位于重庆市沙滨路,由重庆卓越房地产开发公司投资开发,规划用地总面积25585平方米,总建筑面积102620平方米。该地块周围基础设施基本完善,土地坚实平整,属于较理想的建筑用地。笔者实际踏勘过地块周边条件后,首先分析了我国宏观经济运行态势、我国房地产行业发展情况、重庆市投资环境、沙坪坝区房地产市场现状等宏观环境,对项目进行了宏观上的可行性研究;然后,具体分析了微观区域房地产市场的供需状况、地块自身的基本情况,对本项目进行了市场分析和需求预测,规划设计分析,开发进度安排,投资估算分析,项目投资资金的筹措方案分析,风险分析以及对项目的盈利能力、偿债能力等财务状况进行分析。最后,在上述分析和估算的基础上,参考周边项目类型分析,项目定位为中高档住宅。为了效益最大化,设计还对项目开发环节,施工环节以及项目融资等提出了一些建议,以供参考。

ABSTRACT
Feasibility study is the important basis of project design, is also the important link of the preliminary design and construction management. Feasibility study aim at the analysis of the main content of the project and supporting conditions, such as supply and demand of the market, supply of resource so on , base on the forecast, it will put forward some suggestion in investment . It is prehensive system analysis method to put forward whether the project is worth of investment and provide advice on how to
construct which is the basis for project decision-making.
The feasibility analysis of real estate investment project this time is located at ShaBin road in ShaPingba district, ChongQing, will be invested and developed by ChongQing ZhuoYue real estate pany, the total planning investment is 25585 square meters, with a total construction area of 102620 square meters. The land is flat and solid and around with the consummate basic infrastructure, is believed the ideal land for construction. The authors had reconnoitered peripheral condition of land practically, Firstly analyze macro environment of the macro-economy in China, real estate industry development in China, investment environment of Ch
