摘要
1998 年我国住房分配制度改革以来,经过近 10 年的发展,我国房地产业取得了令人瞩目
的发展成就,已经由国民经济中的基础性产业逐步迈入到支柱性产业的行列。伴随着全国房地
产行业的繁荣,高房价问题也逐渐成为社会关注的焦点。本文结合我国房地产业自身特点,主
要通过运用产业组织理论、博弈论,在对我国房地产市场结构以及企业市场竞争行为分析的基
础上,就我国当前的高房价问题做出一定的解释,并从产业规制的角度,探索适合我国房地产
业现状的规制模式,提出相关的政策建议。
论文首先对文章的选题背景和意义进行了概述,然后简要介绍了国内外的相关研究发展现
状,给出了本文研究思路、创新点以及研究技术路线,并对房地产的相关定义与内涵作了简要
的解释。
其次,论文运用产业组织理论中的市场结构理论,结合城市住宅区位理论对我国城市房地
产业的市场结构进行了界定分析,并在此研究基础上,重点运用博弈论,结合政府经济政策等
相关要素,对我国城市房地产企业的市场竞争行为进行了重点分析探讨,主要包括企业的定产
行为和定价行为研究,以期从房地产市场企业市场行为这个角度对这几年我国出现的高房价现
象做出较为合理的解释。
最后论文根据研究结果,结合供给需求结构、金融以及建立金融预警系统等角度,提出了
规范我国房地产市场的相关政策建议。
在第六章论文的结尾部分就论文做了一个明确而精练的总结,同时指出了存在的不足,然
后为进一步的研究工作指明了方向。

Abstract
In 1998 China's housing reform of the distribution system, and after 10 years of development,
China's real estate industry has made remarkable achievements in the development, the real estate
industry has been the basis of industrial firms to enter the ranks of the industrial pillars of the line in
the national economy. Along with the prosperity of the real estate industry, the problem of high
housing prices has gradually e the focus of attention. In this thesis paper, we mainly through the
use of the theory of anization, game theory, combined with the real estate industry's own
characteristics of China's real estate market to analyze the structure of the real estate market, as well
as the enterprise petitive conduct. On the basis of the study, we hope to make a reasonable
explanation on the current high prices of China's real estate, and put forward relevant policy
mendations from the industry and regulatory point of view.
