汉正街素有“天下第一街”的美誉,它拥有 500 年的商业发展历史,同时也是老
汉口商业和商业文化的“发迹之地”。但是在以市场为主导的城市更新中,传统商业
市场在现代城市生活中出现了一种的无序与混乱状态,如交通拥挤、环卫设施缺乏、
房屋密度大、建筑陈旧不堪等,商业空间环境质量相对下降,阻碍了汉正街发挥其应
有的经济价值与社会效益。
对汉正街商贸区进行分析,探讨适合汉正街商贸区发展的空间格局,对于寻求汉
正街发展的空间发展模式,保护武汉商业文化、促进武汉旧城更新都具有重要的现实
意义,同时对国内旧城更新城市设计理论的研究也具有一定的价值。
文章首先对旧城更新中的城市设计理论进行了研究,以期为汉正街商贸区旧城更
新城市设计提供理论支持。综合分析“图-底理论”、“联系理论”、“场所理论”
在旧城更新中的价值,重点研究其在城市设计中的应用,为汉正街商贸区旧城更新提
供理论的支持。
其次,探讨了汉正街商贸区的空间形态演变,从土地使用、道路交通、景观环境、
形态等进行评价,分析了其形态和现状的冲突,提出了汉正街商贸区当前存在的问题,
并针对这些问题提出了城市设计的模式。
再次,将“图-底理论”、“联系理论”、“场所理论”的城市设计思想融入到
汉正街商贸区中,根据其现状及存在的问题,按照汉正街商贸区改造目标,提出该区
域内城市设计的总体思路,并以此为依据探讨汉正街商贸区旧城改造的整体方案。
最后,文章对汉正街商贸区的城市设计进行总结,分析了“三理论”在其中的应
用,从“场所互补”和“层”的概念应用对其进行扩充。

Abstract
The Hanzhengjie has the fine reputation of "the First Street in the world" since the
ancient times. It has 500 mercial development history, and is "the place of cradle”
of merce and mercial culture in the Old Hankou Town. But in the city
renewal under market oriented principle, the mercial market has one kind of
disorder and the chaotic condition in the modern city life. For example, the traffic
congestion, the environmental sanitation lacking facility, the high housing density, the
building that is absolutely unable to withstand and so on. This causes the declining of space
environment quality and then hinders Hanzhengjie from displaying its economic value and
the social benefits.
It has vitally realizable meaning to analyze mercial district and to
discuss the spatial pattern for seeking the spatial development pattern as well as protecting
mercial culture and promoting city’s renewal in Wuhan. Meanwhile it has a certain
value of the urban design theory for city’s renewal in the domestic.
Firstly, the article prehensively the application in urban design and the
value in city renewal of “Figure-ground Theory”, “Linkage Theory”, “Place Theory” in
order to provide the renewal theory supporting of mercial District.
