摘要
新世纪之初,随着我国房地产市场的不断成熟发展,一系列与国际潮流相吻
合的新理念接踵而至,其中运作最为成功的当属 SOHO(居家式办公),它是对
以起居为主要内容的传统住宅空间模式的拓展。
然而,我国特殊的国情导致了 SOHO 概念的异化,以“民宅商用”为特征的
“亚 SOHO”和商住两用房市场大好,但也随之产生了各类问题。某种程度上而
言,商住两用建筑是我国快速城市化和经济体制发展过渡时期的必然产物,并将
在一定的时空范围内存在,因此应以恰当的方式引导其良性转型。笔者在本文中
从政策与法规、建筑与城市的关系以及建筑本身三个层面对商住两用建筑这一中
国特色的物业类型展开研究,研究的主要内容如下:
其一,阐述了论文的研究背景和意义,明确了研究方法和目标,并构建了论
文的研究框架。在比较商住两用建筑相关概念关联性的基础上,界定了商住两用
建筑的概念,同时阐述了后工业时代的定义。并对与本论文相关的主要研究和理
论进行了回顾和评析。
其二,从比较工业时代和后工业时代的差异性入手,分析了后工业时代的产
业特点,从主观和客观两个层面论证了我国商住两用建筑产生的必然性,在此基
础上阐述了商住两用建筑存在的意义。
其三,通过实证研究,对我国商住两用建筑的现状进行分析,发现存在的问
题,并对我国现阶段商住两用建筑的设计模式进行探索,提出了政策法规的完善
建议,与其相关的城市设计策略和建筑设计优化原则。在实例分析的基础上,将
此类型建筑的发展趋势总结为复合功能的有序化。最后,通过两个实践性研究(商
务居住复合体和无间距住宅)对其使用模式的良性演变潜力进行探索。

后工业时代我国城市中的商住两用建筑研究
Abstract
At the beginning of the new century, by the increasing development of our
country's real estate market, a series of new ideas following the heels with current
international e out one by one, in which the most essful one is the
SOHO (Small Office, Home Office), which is to take the daily life as the main content
to develop the traditional housing space pattern.
However, our special national condition has caused the SOHO concept
dissimilated, so the "commercial" sub-SOHO and merce- residence building
market takes extensively, but also has made many kinds of questions along with. In
some degree, mercial/residential mixed use building is the inevitable product
in the transition period of our country's fast urbanization and the economic system
development, and it will exist in certain space and time scope, therefore we should
guide its benign reforming by the appropriate way. The author made the research on
mercial/residential mixed use building in this article from the relationships
between the policy and the laws, the buildings and the city as well as the constructs
itself, to study this Chinese characteristic property type. The main contents are as
