【内容提要】文章通过对龙岗及龙岗中心城的宏观环境及房地产市场的调研分析,分析表明:龙岗,
特别是龙岗中心城未来的房地产市场发展前景良好,商业地产目前正处于升温中,随着第三产业的发展,
龙岗区会迎来商业地产的开发时代;但目前吉祥站的周边环境仍比较杂乱,消费能力级差比较大,故建
议把地铁 3 号线吉祥站的商业物业开发定位为:分期开发,着眼于未来,首期开发中,底商与大型商场
相结合,一步步引进各行业,使吉祥站地铁商业最后成为一个综合性的商业圈。

【教师点评】随着城市轨道的发展,地铁扮演着越来越重要的角色,而地铁沿线物业开发则在地
铁效应中扮演着重要的角色。该论文结合前期市场调研,通过对龙岗商业地产的分析,确定了龙岗中心
城吉祥站点的商业地产定位,并通过现行估价市场模板对物业价格进行测算,得出准确的结论,具有一
定的参考意义。作者通过实践工作和理论学习,掌握了相应的知识,达到了毕业设计的学习要求。论文
理论与实践相集合,是一篇优秀的毕业论文。

【Abstract】This text studies on the investigation analysis to the macroscopic environment and the real
estate markets of LongGang and the center city of LongGang, the analysis enunciation:LongGang, especially the

currently just be placed in to heat, along with the development of the third industry, the LongGang District will
face the development ages of ing business real estate;But currently the peripheral environment that
JiXiang station still more miscellaneous disorderly, consume ability class bad more and greatly, so I suggest
developping the fixed position to the business thing industry of the JiXiang station, the subway line
for:Expect the development separately, fix attention on future, the head expects to develop to win, bottom the
bines together with large market, ushering in each profession step by step, making the JiXiang
station stand the subway business to e a mercial circles finally.

1、地铁 3 号线建设背景
深圳地铁 3 号线的建设将发挥边际效应,加快站点周边旧城改造。目前测算,沿线地铁站 500 米
半径覆盖范围内改造面积为 2200 公顷,具有新发展的潜力用地约 170 公顷,总计 930 公顷,占腹地范围
的 42%。地铁 3 号线还将解决东部交通拥挤、完善轨道交通网络、疏导城市地面交通,接市中心和布吉、
横岗、龙岗中心城,有利于构建深圳市“一市多城,众星捧月”的现代化城市体系,有力地促进 3 个卫星城
的发展,加快深圳市城市建设由第一圈层向第二、第三圈层的全面推进,极大地推动城市一体化进程。
