摘要
建筑节能是工业、建筑、交通三个重点节能领域之一,随着国
家节能减排政策的大力推行,绿色建筑的出现和发展成了建筑业实践
可持续性发展理念的大势所趋。
本文在回顾了经济评价相关理论的基础上,对绿色建筑技术应
用经济评价的现状进行了分析。通过一些不成功的项目案例介绍和同
一种节能技术在国内外的不同应用效果对比,显示出绿色建筑技术方
案进行经济评价的必要性。接下来分析了目前绿色建筑的特点和我国
的具体国情,提出了适应我国绿色建筑新技术应用经济评价的方法和
参数,并针对这些特殊性将绿色建筑经济评价过程归纳总结为四个关
键程序:方案技术比选、方案经济比选、敏感性分析、项目后评价。
本文以华侨城体育中心项目为案例,运用前述经济评价方法,
对空调系统和热水系统进行分析:首先进行技术评价,将技术上可行
的新技术方案与常规的技术方案一同作为备选方案;对备选方案运用
年值法进行方案经济比选,找出最优方案;对最优方案进行敏感性分
析找出对项目成败影响最大的因素,用以指导设计、施工和运营;最
后,在项目建成投入运营后,进行项目后评价,将项目技术、经济的
设计指标和竣工决算及运营指标进行对比分析,找出偏差并分析原
因,指导改进运行管理和为后续项目提供参考借鉴。

THE APPLIED RESEARCH OF EVALUATION ON
TECHNICAL ECONOMY IN SCHEME ALTERNATIVE OF
GREEN BUILDING PROJECT
ABSTRACT
With the national policy of saving energy and reducing emissions,
green building has came into being and ongoing development.
This article reviews the relevant theory of economic evaluation first,.
And list some essful projects pares some project emerged
different effects in China and abroad which used the same energy-saving
technology. These cases showing it is necessarily that a green building
applies some new technology with economic evaluation. The article
analyzed the current green building features and Chinese specific national
conditions. Last,author propose a way for the economic evaluation
methods and parameters which adapt the special conditions and
summarized economic evaluation of green building for four key programs:
parison and selection, parison and selection,
sensitivity analysis and post-project evaluation.
By using the OCT Sports Center project for example, the author
used the aforementioned economic evaluation method and analyzed the
air-conditioning systems and the hot water system. The first program is
