摘要

随着我的提高,对于物流的需求总量和差异化
功能都上升到更高的层次。在国内物流园区大力建设的过程中,不可避免地遇到了一系
列问题,特别是物流园区缺乏明确的战略定位、园区规划与设计缺乏实效性导致投资结
构不合理、物流园区运营模式单一、园区盈利水平低下、管理模式落后、物流成本偏高
等。因此,对物流园区,尤其是大型物流园区深入地研究园区的发展战略与规划设计是
非常必要的。
本文以哈尔滨龙运物流园区为实例,以物流园区的战略与规划设计为重点,利用系
统工程理论、市场营销理论、现代物流管理理论等全面、科学地进行了分析和研究,充
分阐述的物流园区战略的思路和内涵,以及物流园区规划设计的具体方法和手段。本论
文主要研究内容如下。
通过对区位环境因素、社会经济环境因素、物流环境因素的系统分析,指出区位条
件、交通条件、社会经济发展水平、产业结构及对外贸易等因素对哈尔滨龙运物流园区
发展产生的影响,并对哈尔滨市物流企业发展存在的主要问题进行了剖析。
针对各类相关市场的不同特性,深入分析不同市场对物流的多元化需求,重点分析
了商贸流通业、制造业对于物流园区的不同功能需要,归纳了物流企业对物流园区的主
要需求。
利用掌握的统计数据,采用回归分析法、曲线拟合法和灰色预测法,对哈尔滨市货
运总量、不同运输方式货运量和物流园区作业量分别进行了预测。通过 SWOT 分析法,
具体针对哈尔滨龙运物流园区进行优势、劣势、机遇和挑战的深入分析,确立了哈尔滨
龙运物流园区的总体战略,给出了物流园区具体发展战略。
在明确物流园区规划设计的思路基础上,设定园区的主要功能,并进行物流园区空
间布局设计。同时,给出了物流园区内外交通组织方案。

Abstract

Along with the rapid growth of the national economy and the improvement of
urbanization, the total demand for logistics and differential function are rising to a higher
level. In the construction process of domestic logistics park, a series of problems occur,
especially the shortage of specific strategic orientation, effectiveness of planning. These
problems lead to the unreasonable investment structure, the single operation mode, the low
level of earnings, the laggard management mode and the higher cost, etc. Therefore, it is very
necessary to do the research of the park development strategy and planning of the logistics
park deeply.
This dissertation takes Harbin Longyun logistics park as an example, meanwhile its
strategy and planning are taken as the key points. The system engineering theory, market
