摘要
房地产开发企业是我国房地产企业的主体,占我国房地产企业总数的百分之八十多。房地产开发业是竞争性行业,所需资金量大,资源占用多,而且涉及到社会非常敏感的住房问题。分析我国房地产企业开发的市场定位,对促进房地产业和整个国民经济的健康发展,乃至维护整个社会的稳定都有十分重要的意义。当今房地产业竞争越来越激烈。房地产企业在进行市场定位时要充分考虑定位过程中的品牌、超前和创新观念,为自己的商品打造卖点,并采用定性和定量相结合的定位模式。只有通过准确的市场定位,房地产企业才能取得成功。本文从实际案例出发,对鹏润国际交易中心拟建酒店进行全面分析论证。通过典型案例, 论述房地产开发项目市场定位的内容和原则,提出了加强房地产开发项目市场定位工作的对策及建议。面对2008年信贷紧缩、上市受阻和交易冷清的行业变局,房地产企业要理性定位,合理调整资产运作、土地储备和营销策略。
