文档介绍：中文摘要近年来,我国房地产业迎来了迅猛发展的黄金时期,开发规模、投资额等主要指标连年高速增长,人均居住面积不断提高,全行业对于国民经济发展和推动就业发挥了巨大的作用,逐渐成为国家的支柱产业。与此同时,房地产业也出现了一些明显的问题,主要表现为房屋价格持续上涨,给购房群众造成较大经济压力,房屋供应结构有所失调,社会各界对此给予了高度关注。各级政府不断出台调控措施, 各界群众纷纷出谋划策,然而房地产市场的走向仍然扑朔迷离。本文简单回顾了近年来国家宏观调控及市场发展的背景,陈述了当前我国房地产市场运行的基本流程,分析讨论了健康持续发展的房地产市场应当呈现什么样的市场状况。对于市场中的几个主要群体, 文章从各个群体行为动机的角度分析了他们在市场中的目标和具体行为策略,进而阐述了各市场主体如何在市场运行过程中相互作用,共同影响市场发展变化的过程。文章还阐述了中国房地产市场具有特色的一些基本制度,特别是土地所有权和户籍制度的“双轨制”,以帮助更好的理解中国房地产市场的特性和各个群体的行为动机。实证分析过程中,文章以天津市房地产市场为分析对象,广泛收集了反映天津房地产市场发展的各种数据,从宏观和微观两个层面对市场发展状况进行了评述,进而分析了当前市场存在的问题。随后, 笔者对市场需求进行了分类评价,采用历年统计数据结合数学工具对未来市场需求进行了预测。最后围绕市场发展目标,分别从政府、企业、群众、金融机构四个角度分析比较了各自可以采用的策略和具体措施,提出了调控和参与房地产市场运行的决策建议。天津市房地产市场发展处于全国前列,文章虽然是对局部市场进行分析,但是其中的很多问题是带有共性的,提出的建议和决策手段也具有一定的普遍适用性,期望本文能够起到抛砖引玉的作用,为帮助各级政府部门、开发企业、金融机构、购房群众加深对房地产市场的认识起到促进作用,并期望文中提供的调控手段和决策建议能够有所助益。关键词:房地产现状持续发展对策 ABSTRACT In recent years,china’S real estate industry isentering a rapid developing era,the amount ofinvestment and scale of construction maintainremarkably growth foryears,the average living—spacekeep rising.
