文档介绍：华北电力人学工商管理硕士专业学位论文摘要针对我国房地产市场发展现状及存在的问题,首先分析新建商品房、二手商品房的价格的构成要素,理清房价的特性,运用供求理论得出房价运行规律。进而从系统的角度,运用房价波动力系统和房价波动曲线,从宏观、供应、需求等角度对房价的影响进行分析,研究需求力、供给力、宏观力对房价波动的影响。并参照国外宏观调控的经验教训,对我国房价宏观调控提出建议和措施。最后得出市场供求是决定房价的主要因素、宏观调控只能在一定程度上影响房价的结论,并对购房者提出购买建议。关键词:商品住房价格,影响因素,房价波动力系统,系统分析 ABSTRACT Inview ofsituationandexisting problems inthereal estatemarket,we shallfirst make analysis onelements of mercial houses andsecond—mercial use ofsupply and demand theory toclarify thecharacteristics ofhousing we shallmake use ofhousing prices wave power systems and price fluctuations from theperspective ofsystem:from theperspective ofmacro,supply anddemand,needs andmacro forces tomake analysis on shall make referencewithmacroeconomic controlandmake mendations andmeasures formacroeconomic e totheconclusion thatmarket supply anddemand are thefactorswhich can determine house prices andmacro-control can only affect theprice tosome extent,and pose mendations forbuyers of house.
