摘要:本文首先通过我国城镇化以及房地产市场的发展历程的回顾,对城镇化以及房地产市场的关系进行了简单的总结和分析,得出了城镇化推动了房地产市场发展、城镇化与房地产业市场需求之间存在正相关性的结论。之后,本文通过对我国城镇化率以及城镇人口进行了修正,得出了城镇化进程对房地产市场的推动作用并不大的结论。最后本文对城镇化以及房地产市场的协调发展提出了建议。

The Research on the Impact of Urbanization to the Eeal Estate Market

Abstract: Firstly, through the review of the development process of real estate market and i urbanization n China, we summary and analysis of a simple relationship between them,such as Urbanization drive the real estate market and there is a positive correlation between Urbanization and the real estate market we amend the urbanization rate and the urban population of China,to draw a conclusion that Urbanization is not play a large role in promoting of the real estate market. Finally, we propose some suggests that how to coordinate the development of the real estate market and urbanization.

%%。与此同时,我国房地产市场从1998年实施住房制度改革以来,全均每年增长21%,并在1998年当年首次突破1亿平方米,随后快速增长,。改革开放三十年来,我国城镇化和房地产市场发展的速度都是非常快的。
城镇化的核心是人口就业结构、经济产业结构的转化过程和城乡空间社区结构的变迁过程。城镇化的本质特征主要体现在三个方面:一是农村人口在空间上的转换;二是非农产业向城镇聚集;三是农业劳动力向非农
