摘要
我国的房地产业进入年代以来得到了迅速的发展成为国民经济中一个
十分重要的部门与此同时房地产业在发展过程中也暴露出许多问题既有宏
观调控方面的原因又有开发商和消费者自身的原因从信息市场角度来看一
方面部分房地产企业追求短期局部利益最大化滋生出侵犯消费者利益的行为
刻意隐瞒商品的某些重要信息从而导致消费者的逆向选择甚至在销售过程中
进行一些败德行为导致房地产市场效率低下另一方面绝大多数消费者作
为非专业人士对房地产这种特殊的商品很难在较短的时间内充分了解它的品
质造成了房地产交易市场中买卖双方存在着严重的信息不对称问题
本文从房地产市场基本概念出发运用信息经济学中信息不对称理论对我国
房地产市场存在的一些问题进行分析和研究并提出相应对策结合自身曾在房
地产中介公司实习的经历笔者认为房地产中介企业的发展是提高我国房地产市
场效率解决信息不对称问题的主要方法之一
该论文分为四个部分第一部分房地产市场基本概况主要阐述了房地产
市场的基本概念及我国房地产市场存在的主要问题第二部分房地产市场的信
息经济学框架分析引入信息经济学理论对房地产市场逆向选择问题及道德风
险问题导致的市场低效率进行剖析第三部分房地产企业与消费者之间的博弈
概括了我国房地产市场信息不对称的主要体现方面和导致后果第四部分完善
我国房地产市场的对策研究通过对房地产市场信息不对称问题进行社会经济成
因分析分别从政府开发商消费者三方面提出建议以完善我国的房地产市
场最后笔者以中国房地产中介企业的发展研究作为结尾完成了本文对我国
房地产市场信息问题的探索

Since the reform and opening-up, especially from the 1990s, the real estate
industry in China has fast developed and has e one of the quite important
branches in the national economy. At the same time, many problems emerged in the
course of its development, the reason of that is not only from the macro-control but
also from the investors and developers. From the point of view of the market, on the
one hand, in order to maximize short-term and sectional interests, some real estate
enterprises designedly disguise some important information of modities,
which impinges consumers’ interests and leads them to make converse choices; the
worse thing is that they even conduct some “moral hazard” activities in their sales,
which brings about the low efficiency of the real estate market. On the other hand,
most of the consumers are not professional enough to know the quality of the property
fully, which have led to the serious information asymmetry problems.
