和配套政策还不完善如何克服这些不利因素很好地推行住房抵押贷款证券化
是我们要研究的问题
在本文中作者认为应该根据我国国情有步骤的有规划的实施住房抵
押贷款证券化这篇论文分为五个部分第一章引言主要讲述了实施住房抵押
贷款证券化问题的提出以及论文的构思第二章住房抵押贷款证券化的理论阐释
主要论述了住房抵押贷款证券化的涵义实质与制度基础面临的风险以及使用
的主要金融工具第三章借鉴国外住房抵押贷款证券化的操作实践第四章通过
分析在我国实施住房抵押贷款证券化的必要性和可行性结合其开展现状提出
具体操作步骤设想并对无提前还贷和提前还贷两种情况下的收入流作了分析
本文的最后一章第五章论述了推行的障碍和对策以求能为理论研究和实际工作
提供一些有参考价值的建议

论我国住房抵押贷款的证券化问题
ABSTRACT
In our country initiate innovations are needed for the market potentiality of real
estate explosive expand in house requirement further improvement in house market
and to develop and reinforce the housing finance and so mortgage-backed securities
provided a ideal tool for resolving the problem for those. It is necessary and workable to
applying the mortgage securities to propel housing innovation although what we are
should be attention to the necessary mortgage environment and it’s policy are not
completely fostered. How to e the above disadvantage and how to force the
innovation in the area of mortgage-backed securities are what we should research and
resolve.
In the issue the author believes to force the innovation should be step by step with
scheme according to actual situation in our country. The issue divided into five parts.
The first chapter is introduction. The summary concept and origin of the
mortgage-backed securities are presented in this part. The basic principle’s framework
of the mortgage-backed securities is the second chapter and it includes connotation
purpose and essence of the mortgage-backed securities. The needed base for it the risk
what it will face the mainly finance tool and the function to force the economy are all
represented in the second chapter. A foreign practical operation has been illustrated in
the third chapter. In
