随着购房者维权意识的加强，对住宅质量的要求越来越高，而现在的住宅一
般为高层，一个楼盘的住宅套数较以前大为增加，这种情况意味着需要建筑商处
理的故障越来越多，而购房者要求故障越来越少。再加上需要建筑商处理的楼盘
往往不只一个，每一个楼盘在早期都存在着大量的故障，而建筑商的人力物力通
常是有限的，大量问题的存在，使人工收集整理成为一件浩大的工程，大多数问
题被拖延甚至遗忘，严重影响了后期工程质量。
在这种情况下，我们引入了计算机系统帮助我们对故障进行处理。住宅质量
管理系统是利用计算机来收集整理工程中的故障，检查人员将检查到的故障录入
到系统中，并制定故障的解决路径。故障根据系统规则在各个部门间流转，自动
将故障分配到处理部门，保证了故障的及时处理，即使出现了故障没有得到处理
影响后期工程质量的情况，也可以根据系统及时查找到责任人，防止相似问题的
再次出现。系统不但能帮助更好的解决工程中的故障，还可以将从业人员从繁杂
的工作中解脱出来，让他们有更多的时间去解决实际问题，其经济效益和工程效
益十分可观。
论文从实际工程项目出发，首先分析了住宅质量管理系统的研发价值以及经
济效益；其次对开发系统所需要的开发环境、开发工具以及主要技术进行了详细
的分析，最终选择了在 VS2005 平台下使用 C#语言进行系统开发；接下来论文对
系统的需求进行了分析得出了系统需要实现的功能模块；在前面几步的基础上，
论文详细描述了系统实现的过程以及给出了效果图；最后，还结合实际需求对系
统进行了优化改进，并对系统的安全性进行了改进。经过近一年的研究和开发，
住宅质量管理系统已经用于实际工程项目中，发现了很多不足，经过不断的完善，
一定程序上减轻了工作人员的负担，提高了住宅楼的质量。
