规划概述
一、规划范围
荷东路以东，铁店港以南，整个地块三面环水呈三角洲形状，总面积约为560亩。
二、规划用地现状与周边情况
规划用地范围现多为农居房、小型作坊式纺织工厂和基本农田，周边水域主要用于渔业承包养殖。地块以西紧邻镇行政文化中心（建设中），多为商业用地和住宅用地。
三、资源现状分析
地块三面沿莲泗荡，水面辽阔，生态自然资源丰富，但目前因为小型作坊式纺织工厂和渔业养殖对水域污染较为严重。
地块内尚有“大园42号”三间宅屋作为甸上陶家的古迹遗存，地块的历史文化脉络可延伸至明朝嘉庆年间。
