文档介绍:第二届全国土木工程研究生学术论坛论文集 2004·中国·上海城市基准地价比较分析研究阎明刘妙龙(同济大学测童与国土信息工程系上海200092) 【摘要】基准地价作为我国城镇地价体系的重要组成部分,是我国政府法定的公示地价之一,是目前我国地价评估的基础。,引导和促进城市土地交易和房地产市场健康有序地发展有着重要的意义。本文通过八个具有代表意义的城市,借助电脑测图技术及GIS手段,获取每个城市的商业用地、居住用地和工业用地的墓准地价及采样数据, 并通过对数据提取、处理,对城市间的同类地价和监测点地价进行对比分析,研究差异形式与形成机制;并将城市荃准地价与城市发展背景、发展水平等自然、,旨在探讨目前城市基准地价制定过程中存在的普遍的问题,寻求确定纂准地价的有效方法。【关键字】基准地价;采样数据:对比分析;差异形式:关系模型;模拟分析 The Comparative Analysis of Urban Standard Land Price Yan Ming Liu MiaoLong (Department of Surveying and Geo-informatics, Tongji University, Shanghai, 200092) Abstract: The standard price of land, as an important part of urban land pricing system in our country, is one of the legal land prices that are publicly announced by our government and is the base for our nation's evaluation system of land prices at present. The analysis and study of base price is significant in improving the level of nation's evaluation of urban land price; enhancing the management*of urban land which is an important state asset; guiding and facilitating the trade of urban land and promoting the healthy and regulatory development of real estate paper chooses eight representative cities, obtaining the base prices information of
