文档介绍：摘要自1998年我国取消福利分房以来,经过十多年的发展,我国房地产业己经成为国民经济的重要支柱产业,市场体系趋于完善,住房消费成为扩大内需的新动力和消费热点。但是近年来,我国住宅房地产价格上涨加快,部分地区住房价格持续上升。房价增长过快的趋势,不仅极大地影响到城市居民的生活质量,也是整个稳发展的一个不稳定因素,住房价格问题已经成为一个引起广泛关注的重要经济问题和社会问题。本文以住宅房地产价格为研究对象,首先研究了国内外关于住宅价格研究的文献,在文献研究的基础上,从住宅房地产价格的概念、特征入手,利用数据指出住宅房地产价格的上涨现状以及如果住房价格继续上涨可能带来的后果,接下来试图找出引起住房价格上涨的因素,最后对完善我国的住宅房地产价格宏观调控提出了政策建言。本文结构安排如下: 第一章是导论。首先叙述本文问题的提出,并对国内外有关住宅房地产价格的理论进展及研究现状作了一个整体的综述,作为下文的分析基础。然后提出本文的研究思路和研究方法,指出创新与不足之处。第二章是住房价格变动及其影响分析。首先给出住宅房地产价格的概念和特征,结合现有数据得出住宅房地产价格上涨的结论,并进一步指出如果住房价格继续上涨可能带来的后果。第三章是影响住房价格上涨的因素。基于上一章的后果分析,我们有必要找出引起价格上涨的因素。这一部分主要从住宅房地产市场供求状况、市场结构、企业行为和地方政府与中央政府之间的关系这四方面进行详细分析。第四章是政策建议。基于上述的后果和影响因素分析,结合影响因素的四个方面,对症下药,分别给出相对应的政策建议。本文的创新之处在于运用定性和定量相结合方法分析问题,对影响住房价格变动的因素作了较为全面,全新的阐述。在理论上,运用了经济学、产业经济学、信息经济学等学科的基础理论对影响价格变动的因素及对策进行了研究。在政策建议上笔者也提出了诸多个人见解。关键词:住宅房地产价格,市场结构,企业行为 ABSTRACT ABSTRACT Since the cancellation ofthewelfare housing policy in1998,the real estate industry has e animportant pillarindustry ofChina afterthedevelopment in the past market system improved on and thehouse—consumption has e a new driving force and hot spot of consumption toexpand domestic in recent years,the real estate price rose some cities,the house price went up too—quickly rising trend of house price not only extremely influences city dweller’sliving conditions butalsois anunstable element forthemacroeconomics’smooth and sustained thesame time,the problem ofhouse price has e alleconomics aswell as asocialproblem that hasaroused universal concerns.
