第十六条 与普通住宅区配套的学校、幼儿园、医院、诊所、图书室等非营利公益性场所的物业服务收费，按所在住宅区的物业服务收费标准执行。
第十七条 普通住宅区内的营业用房（商店、浴池、美容美发、餐饮、邮政、电信、有线电视等）物业服务收费在住宅区物业服务收费标准的基础上加收30%—50%，并在物业服务合同中约定。
第十八条 各物业管理区域共用费用按以下规定进行分摊：
（一）凡实施物业管理的的各类物业管理区域内的物业产权（使用）人，均为共用费用分摊对象。
（二）共用费用分摊包含内容是：由业主共有、共用的设施、设备所产生的费用，其范围包括公共照明、监控设备、防盗设备、消防设备、中央空调等。
（三）各公共用电、用水设备要单独安装水、电表，独立核算费用。其费用住宅部分按户分摊，其它类别的物业按各业主的产权面积分摊。

（四）各物业服务单位应每月公布共用设施、设备消耗水、电的数量、单价、金额及分摊办法，按实际费用支出和约定收费方式向全体业主（使用人）合理分摊。
（五）住宅、非住宅空置物业按上述费用额的50%分摊共用费用。
（六）共用停车场、停车位所耗的水、电等费用从物业服务单位提取的车位占用费中支出，不得进入共用费用，由其他业主分摊。
第十九条 业主或物业使用人装修房屋时，应当与物业服务企业签订装饰装修管理服务协议，并按约定交纳装修保证金。
第二十条 业主或使用人房屋装修期间，已按约定缴纳物业服务费的，物业服务企业不得向业主或使用人、装修人收取正常物业服务费以外的其它任何费用。
