、面积未超过300㎡的,按实际面积计算,并享受补差政策。   
(二)补差政策。对于每一幢建盖楼层未达到四层且建筑面积未超过300㎡的房屋,以其底层面积为标准计算至四层。计算后超过300㎡的按300㎡减去实际建筑面积的差进行补助;计算后未超过300㎡的,按四层以下面积减去实际建筑面积的差进行补助(详见附表一)。

(三)对“一户农户”的认定原则:   
《房屋所有权证》的,以每个《房屋所有权证》为一户,结合整幢房屋的现状,办理补偿事宜。   
《房屋所有权证》的,以《通告》发布之前三级组织对一宗宅基地批准建设的建筑物认定为一户,按“建筑面积不超过300㎡,建盖楼层不超过四层”的面积,办理补偿事宜。   
第七条  涉及到土地征收补偿,按经省人民政府批准的“征地片区综合地价和统一年产值标准”有关规定执行。    第八条  房屋拆迁按照以下标准进行补偿。   
(一)货币补偿标准   
被拆迁人选择货币补偿的,以《房屋所有权证》载明的面积或“建筑面积不超过300㎡,建盖楼层不超过四层”的面积认定标准按房地合一的价格实行一次性货币补偿(详见附表二)。   
(二)额外装修补偿标准(详见附表三)。
