方归还租赁物时不清理杂物，则甲方对清理该杂物所产生的费用由乙方负责。
第五条 租赁费用
1(租赁保证金
租赁保证金为10万元，(大写:_壹拾万元__)，于签署本合同时向甲方支付。
2(租金

(2)租赁期间，如遇到市场变化，双方可另行协商调整租金标准;

由乙方直接向物业公司支付。
4(水电、通信费
由乙方自行承担。
第六条 付款方式
租金按年(月,季,年)结算，由乙方于每年(月,季,年)1月1日交付给甲方。
租赁期限届满，在乙方已向甲方交清了全部应付的租金、物业管理费及因本租赁行为所产生的一切费用，并按本合同规定向甲方交还承租的租赁物等本合同所约定的责任后10天内，甲方将向乙方无偿退还租赁保证金。
