南京市公共租赁住房建设概况
在2022年8月11日，江苏出台?关于大力开展公共租赁住房指导意见?明确江苏省公共租赁住房的保障对象是家庭人均收入在当地城市人均可支配收入80%左右，具体条件由城市人民政府确定；新就业人员是指大中专学历、工作不满5年并在城市有稳定职业的人员；外来务工人员是指在城市有稳定职业，并在就业地居住一定年限的非就业地户籍的人员，于同年，8月19日开展公共租赁住房设计竞赛，9月10日南京首个大规模公共租赁住房小区设计方案出炉。历经3年多的建设，于2022年9月开始逐步将南京岱山、上坊、花岗、丁家庄四大保障房片区即将交付老百姓手中，四大片区保障房工程总用地面积约6平方公里，总建筑面积约966万平方米，其中保障房地块总建筑面积835万m2。。南京市是我国住房保障工作做得较好的城市之一，其住房保障工作规划合理、目标明确、规章条理清晰，信息公开，工作开展顺利。2022年新开工5040套，根本建成9510套。

二、实地调研
采取了访谈法和发放调查问卷两种形式，调研小组将进行三次访谈，对象为公共租赁住房小区的物业管理人员，和小区的两户，来访谈家庭根本情况、住宅根本评价、户型改造意见和规划布局。
本次调研对象为：江宁民心公寓位于江宁区九龙湖板块，占地61亩，建筑面积13万平方米，包括6幢高层住宅1800套以及配套效劳用房。小区共有5种套型，面积从41平方米到61平方米不等。作房间内部装修一新，根本生活设施一应俱全，真正实现了拎包入住。小区周围的配套设施齐全；交通非常便利。民心公寓公共租赁住房租金标准为11元/平方米/月。
