投诉管理
客服部负责客户投诉的接待、跟踪、统计、回访等工作。
各管理处客服部务必按照本项目《等级服务标准》规定的时间要求受理客户的投诉。

客服部负责装修手续的办理、装修注意事项的告知等装修管理工作。
在住户装修申请表中涉及到装修改动的内容，必须经过维修部的核实(在不影响安全范围内)同意后方可继续办理装修手续，否则不可进行装修。
客服人员按照物业公司的规定收取装修相关管理费用，做好核查、登记工作，避免错收、乱收。

装修工作结束后，客服部组织维修技术人员进行验收工作。
收费管理
管理处客服部收费员负责小区内各项费用的收取工作，主要有物业服务费用、代收代缴费、装修管理费等,各种物业服务费要明码标价。
管理处收费员做好费用收取、登记、核查、上交工作。每月应按照财务相关知识做好本月的收支明细表。
各项费用收取后，管理处任何人不可挪作它用，如有违反按照公司财务制度处理。
