摘要:随着社会主义现代化进程的不断推动,我国建筑行业得到了进一步的发展与壮大,市场竞争也越来越激烈。建筑工程量逐渐呈上升趋势,其质量问题也较为突出,严重影响到了开发商投资的时效性,威胁着居民的生活与安全,同时不利于房地产行业的可持续发展。本文主要从房屋建筑质量角度出发,针对当前存在的质量通病提出可行性解决策略,旨在促进建筑行业的健康发展。

Abstract: with the continuous push the socialist modernization process, China's construction industry has been further development and growth, the petition is increasingly fierce. Construction volume gradually increased, the quality problem is also more prominent, timeliness, seriously affected the developers investment, threatening the lives and safety of residents, at the same time is not conducive to the sustainable development of real estate industry. This paper mainly from the perspective of building quality housing quality problems, according to the current feasibility of the proposed solution strategy, aims to promote the healthy development of the construction industry.

在现阶段,房屋建筑质量问题一直是人们关注的焦点,主要表现在三个方面:即裂、渗、漏,如混凝土构件裂缝、抹灰裂缝、沉降裂缝以及外墙渗或漏等现象。这类质量问题严重影响了居民的生活与生产,同时易诱发建筑物主体结构破坏。在房屋建筑施工过程中,任何细节上的疏漏都有可能会埋下房屋安全隐患,造成房屋质量下降,威胁广大人民的切身利益。因此,提高房屋建筑质量已成为了当前建筑人员关注的焦点。

当前建筑市场机制还不够完善,在房屋建筑质量监督上建制力度不足。同时,针对监督队伍建设而言,一些监督人员专业素养与专业技能不高。此外,法律对其监督也明显缺乏。具体而言,主要表现在两个方面:第一,在我国建筑工程房屋建筑质量法律体系中,质量监督法规地位相对较低,质量监督缺乏强制性;第二,当前运用的建筑法较为陈旧,不符合时代发展需求,诸多条款与市场经济体制下
