【摘要】目前我国房地产业存在融资压力大、融资渠道单一的问题。这里既有房地产金融市场不发达和宏观调控政策的影响,也有企业自身的原因。我根据本单位的实际经验,结合所学知识,提出房地产企业应利用海外资金长期看好国内房地产业的良机,积极与海外资金合作;同时不断提升自身管理能力,提高资金管理效率,加快开发建设过程中的资金周转,较小的资金流量推动较大的房地产项目的运转,从根本上降低融资需求。

【Abstract 】There is currently financing of real estate pressure, financing a single issue. Here both the real estate finance markets are underdeveloped and the impact of macro-control policies, but also their own reasons. In accordance with the practical experience of the unit, combined with the knowledge, make use of overseas real panies should be optimistic about the domestic real estate fund long-term opportunity, and actively cooperate with foreign capital; while continuing to enhance its management capacity, improve capital management efficiency, speed up the development the process of building cash flow, the smaller the flow of funds to promote the functioning of the larger real estate projects, and fundamentally reduce financing needs.

一、目前房地产业融资问题现状
1、融资压力大。房地产业项目投资大,周期长,风险高,融资压力大,不容易实现供求平衡。近几年我国房地产业环境出现的一些新变化:央行121文件,利率上涨,国六条国八条的出台,银行对房地产贷款的紧缩政策更加重了房地产企业的融资压力。
2、融资渠道单一。我单位企业内部融资主要包括自有资金和预收的购房定金或购房款。预收的购房定金或购房款不仅可以筹集到必要的建设资金,而且可以将部分市场风险转移给购房者。但是单纯依靠内部融资是不能满足全部资金需求的,更多的资金需要通过外部融资获得。主要渠道有发行股票、股权投资、发行企业债券、银行贷款、房地产信托、利用外资、合作开发、产业基金等。
但目前融资渠道单一,主要是银行贷款。据统计,我单位开发资金中银行对开发商发放
