成本法（资产基础法）的基本思路是重建或重置被评估资产，潜在的投资者在决定投资某项资产时，所愿意支付的价格不会超过购建该项资产的现行购建成本。本评估项目能满足成本法（资产基础法）评估所需的条件，即被评估资产处于继续使用状态或被假定处于继续使用状态，具备可利用的历史资料。而且，采用成本法（资产基础法）可以满足本次评估的价值类型的要求。
因此，针对本次评估的评估目的和资产类型，考虑各种评估方法的作用、特点和所要求具备的条件，此次评估我们采用成本法（资产基础法）和收益法。在对两种方法得出的评估结果进行分析比较后，以其中一种更为合适的评估结果作为评估结论。
收益法
收益法是指通过估算委估资产未来预期收益并折算成现值，借以确定被评估资产价值的一种资产评估方法。
采用收益法对资产进行评估，所确定的资产价值，是指为获得该项资产以取得预期收益的权利所支付的货币总额。不难看出，资产的评估价值与资产的效用或有用程度密切相关。资产的效用越大，获利能力越强，产生的利润越多，它的价值也就越大。
