本文提出如何立足于供应链管理理论(SCM)来研究建筑业物流管理理论
(Construction Logistics)。运用建筑业物流管理理论,以最低的物流成本达
到建筑业及其产品购买者所满意的服务水平,对涉及各项建筑活动的整体物流流
程进行计划、组织、协调与控制。建筑业物流管理同时要兼顾信息流、资金流、
人才流,服从整体目标,提高整体效益。
本文立足于整个建筑业,分析了在建筑业实施物流、供应链管理的必要性与
可行性。创新点在于通过对建筑业物流、供应链管理的关键因素分析了建筑业运
用物流管理有益于降低建筑业供应链管理中的不确定性影响,并构建了三种建筑
业物流供应链管理模式:建筑业物流能力改进模型、虚拟物流联盟模式、一体化
物流管理模式;并建立了相关的数学模型。在一体化物流模式的研究中,借鉴了
广州明诚集团的动态物流管理系统,证明了该模式的可行性。
建筑业承担的项目多种多样,目前在我国数量最多的是住宅建设项目,因此
本文主要以承建住宅项目的建筑企业为例,来研究建筑业供应链管理中的物流管
理。
在结构上,本文简要介绍了建筑业物流、供应链管理的发展概述:包括物流、
供应链概念的提出、特征及其涵义与基本理论等;探讨了建筑业物流管理与供应
链管理的关系;对建筑企业供应链管理中的不确定性因素进行了详细的剖析,分
析了它们对建筑企业供应链管理的影响,分析了建筑业物流、供应链管理的关键
因素;分析了建筑业物流管理理论与建筑业大规模定制理论之间的联系与区别;
分析了建筑业物流管理理论与集成住宅理论之间的联系与区别;构建了三种建筑
业物流供应链管理模式;最后,就建筑企业实行物流、供应链管理作出了总结论
述。
建筑业物流、供应链管理,既保留了传统模式中分工明确的特点,又把各参
与方的优势联合起来,实现流程管理,这样有利于大型项目的承接,对建筑业的
变革有极大的借鉴意义。

ABSTRACT
This text puts forward how to study the construction logistics theories based on the
Supply Chain Management Application construction logistics theories, touch with the
satisfied service level of building industry and its products purchasers for lowest
logistics cost, to plan, organizes, moderate and control involving various buildings
activity logistics process. The building industry logistics must think over at the same
time the information flows, the funds flows, the talented person flows, obeying the
whole target, increasing the whole performance.
This text is had a foothold in whole building industry, analyzing the necessity
and possibility to puts in the building industry into practice of the logistics and supply
chain management. It is a little bit creative to consist in the key factor that through the
building industry logistics, supply chain management theory , analyzed that application
logistics is beneficial to lower the indetermination affects that in construction supply
chain
