Party A: Jiang Feng
Party B: Ju Xiaoqin
According to the request of Party B, Party A agreed with lend-lease the Storefront of Grain Depot to party B to manage, make the following contract:
The period of tenancy is 1 year from 1 Aug, 2004 to 30 July, 2005. The monthly rent is RMB 4,; totaled annual rent is RMB 48,.
Party A takes the deposit RMB 5, of Party B. Party B must pay the yearly rent to Party A advanced, and pay the yearly rent for RMB 48, 10 days before the end of the year. According to the rules, if Party B did not pay the rent, Party A has rights to terminate this contract, and the deposit won’t be refunded.
If the storefront of Party A is needed to take back by upper administration section, Party B should obey without any conditions. If the term of contract is expired, Party B needn’t to pay the rent, and inform Party A 1 month in advance, otherwise, the deposit won’t be refunded.
During this leasehold term, Party B is not allowed to connect electric wires in the storefront, otherwise Party B have to bear all the responsibilities to any fire or electric shock accidence
During this leasehold term, Party B is not allowed to destroy all the building structures, scrolling door, water & electrical meters, water tube, circuit. If any damage occurred, Party A is responsible to fix it while the ma
