摘要
随着近几年国民经济的快速增长,房地产业已成为国民经济中重要的支柱性产业,由于其过快发展与投资过热,部分城市已经出现房地产泡沫,势必给房地产投资者带来巨大的风险。对房地产投资风险的研究也成为理论界和实业界面临的重要课题。风险评价是一个非常复杂的系统评价问题,本文顺应房地产投资风险管理的需要,着力于完善目前房地产投资市场和项目的风险评价体系,按照提出问题、分析和解决问题的思路和框架,提供一种更为科学的风险评价方法,为决策者进行决策提供参考和借鉴,使其决策更为合理和科学。
论文论述了国内外房地产投资发展现状,综述了国内房地产投资研究现状,分析了目前国内外房产投资风险分析、评价技术及方法体系的现状和不足,提出本文研究目标和内容,寻找一种科学合理的风险分析方法和评价方法。

Abstract
With the rapid growth of the national economy in recent years,the realestate has already e the important pillar industry,because its rapiddevelopment and overinvestment,some cities have the real estate bubble whichmust be bring the great risk to real estate towards to thetheoretical and business circles,the study of real estate investment risk e an important assessment is a plicated systemevaluation,this paper conforms to the real estate investment riskmanagement,put forth effect on perfecting the real estate investment marketand the risk evaluation to analytical and problem solvingthinking and the frame,provides a more scientific approach,which can offerreference for policymakers,making the policy more reasonable and scientific.
This paper makes an exposition of the investment in real estate
development situation at home and abroad,and the research status of domesticreal estate investment both at home and abroad were viewed,then analyzes thecurrent real estate investment risk analysis,evaluation methods andtechnologies of the system,put forward the research targets and contents,looking for a scientific and reasonable risk analysis methods and evaluationmethods.
