房地产业作为国民经济先导性产业,对国民经济的发展有着很高的贡献率。同时房地产业是一个典型的资金密集型产业,如何有效地解决该行业的融资问题是促进其健康发展的重要条件。随着我国房地产投融资体制的不断变化,房地产企业的资金链面临着日益严峻的挑战。目前我国尚未建立起稳定、规范的房地产融资体系,还没有形成符合国情、适应市场经济发展的房地产开发与消费的融资机制。借鉴国外先进的融资模式,开辟多元化融资渠道,发展先进的、符合国情的融资模式能为我国的房地产开发企业、投资者提供可靠的资金循环保障,能促进房地产经营专业化及资源的合理配置,有利于我国房地产资本市场的形成、丰富我国居民的投资品种,降低银行风险。

我国房地产行业融资问题研究
摘要
房地产业作为国民经济支柱产业,对国民经济的发展起着举足轻重的作用。同时房地产业作为一个典型的资金密集型产业,充足的资金支持对房地产业发展至关重要。随着我过房地产投融资体制的不断变化和国家对房地产业的宏观调控,房地产企业的资金链面临着日益严峻的挑战。如何解决房地产业的资金瓶颈,已是每个房地产企业都面临的有待解决的重大问题。目前,我国的房地产企业主要依靠银行贷款解决资金需求,有少量大型企业开始上市融资。但是,仅仅以这两种方式并不能很好的解决资金需求,尤其对中小房地产企业更是如此,于是房地产基金,房地产投资信托以及金融创新应运而生。本文简明概述了目前房地产融资渠道,提出了房地产融资问题的现状以及形成问题的主要原因,并提出了完善房地产管理的相应策略,例如建立组合式融资模式等等。这样才能更好的解决融资困难的问题。
