作为城市化进程中的重要组成部分以市场开发为主导的商品住区大量兴建
在住房消费持续增长的同时消费者对住区环境越来越关注房地产开发商占用更
多土地资源并尽可能希望实现效益增长论文以此为前提即有关住区建设存在两
个重要问题一是创造优良的居住品质和宜人的人居环境二是合理使用有限土地
资源实现土地利用的效益均衡
论文研究如何实现土地利用效益均衡的住区环境品质采用理论分析与实际调
查的方法按照以下的思路展开论述
论文首先概述了国内外住区发展现状相关设计理论和研究成果接着对住区
环境品质概念住区环境品质与土地利用关联性以及影响住区环境品质的因素等进
行阐述分析住区生活化家园气息的缺失原因结合对武汉市住区的调查进行多
元分析与比较并对住区环境进行评价以此为基础在微观土地集约利用的层面
归结于规划建筑设计住区资源管理考虑一些切实相关的因素并采取可施行的设
计策略实现土地利用效益均衡的住区环境品质发展模式
文章还对一些相关的设计实践与探索进行了介绍其中一些前沿的设计代表着
未来城市住区的发展方向这些设计多着眼于在城市高密度环境下如何获得良好的
环境品质并把中国传统的居住精神融合进去最后笔者结合个人的理解提出以
基本单元构成的多簇式居住组合的设想阐述了簇的结构概念以及多簇居住组合的
基本特点并对方案做了一些介绍

As an important part of urbanization much construction of residential district is
market development-oriented. At the same time, consumers are paying more attention to
residential environment and real estate development dealers occupy more land resource to
gain more benefit possibly. The paper just set a question on such base factors which are
related to the development of residential districts, one is how to create residential quality
and pleasant residential environment, the other is how to use limited land source
reasonably to gain balanced benefits of land development.
The purpose of this paper is to find how to fulfill residential district environmental
quality (RDEQ) with balanced benefits of land development, using theoretical analysis
and on-the-spot survey unfolding discourse in the line with the following structure.
This paper firstly summarizes the present situation, related design theories and
research findings of domestic and abroad nowadays followed by a detailed description of
RDEQ concept, the relationship between RDEQ and residential land use, the factors that
affect RDEQ and the reason for the lose of homeland sense in residential districts.
Combined with the survey of some residential districts in Wuhan , this paper makes
pluralistic analyses pares with residential districts environment evaluation
