摘要
武汉是我国中部地区重要特大城市,人口数量大,居住市场发展前景广阔。武
汉 2020 总体规划向我们展示了居住发展的前景,但是就目前武汉居住市场的发展状
况而言,存在城市居民居住意向受市场影响大、居住市场的开发理念模糊、定位不
准确等情况,因此分清武汉城市居民的居住意向对于武汉市居住的长远发展就具有
了重大的意义,此外,对于武汉地产市场的开发而言,了解不同职业、教育水平、
年龄、性别的城市居民的居住意向从而进行有针对性的市场开发也具有相当重大的
现实意义。
居住与人们的工作、生活息息相关,居住建设水平的高低直接影响到城市未来
的发展,然而通过研究发现,武汉市民普遍存在追求大面积户型的需求,这与我国
居住建设的新精神不符。
本文采用了社会学的统计方法对调查问卷进行了科学合理的分析,坚持定性分
析与定量测算相结合,通过对不同职业、教育水平、性别、年龄的城市居民居住意
向的交互分析,发现了不同人群居住意向的特点和规律性。
作为对武汉市城市居民居住意向的研究,本研究的出发点是针对武汉市居住建
设的现状和未来的差距。研究结论不仅对建筑师、规划师具有启发意义,同时也为
多学科在建筑领域的交叉合作架设了一道桥梁。

Abstract
Wuhan is a major industrial city in the central region and population is large, So
Housing market has a broad development prospects. Wuhan 2020 general plan shows us
the prospect of housing development. As to the current state of market development, there
are some problems as market ’s great influence on the urban living intention, the fuzzy
concept of the development of housing market and not accurate positioning. therefore
distinguish on the intent of urban living is of great significance to the long-term
development. Furthermore, in terms of the development of the property market in Wuhan,
the knowledge about the intention of living of the different occupations, education level,
age, gender have significant practical significance for targeted market development.
People living closely relates to work and lives, living directly affect the level of the
city's future development. And research shows that the pursuit of Wuhan widespread
public demand for large-sized and this is inconsistent with the demands of living in China.
