项目评估是在投资决策之前对拟建项目进行全面技术经济分析的科学论证,
为投资决策提供科学依据。本文重点对房地产项目评估进行了研究,重点对评估
指标体系的确立和评估模型的构建进行了研究。
首先,分析了房地产项目评估研究的背景和意义,梳理了国内外房地产项目
评估研究成果,提出了论文要研究的重点,提出论文研究的框架。界定了项目评
估的内涵,提出了房地产项目评估的步骤,对当前综合评估方法进行了分析,结
合房地产项目评估的特点,确定了房地产项目评估的方法。按照指标体系构建的
原则和方法,确立了房地产项目评估的初步评估指标体系,然后基于粗糙集的基
本原理和方法,对初步评估指标体系进行约简,从而确立出房地产项目评估指标
体系。利用模糊综合评估的原理和方法,构建了房地产项目评估的单因素评估和
综合因素评估的模型,并利用确立的评估指标体系和评估方法进行了实证研究,
演示了方法的具体应用,验证了方法的科学性和适用性。最后对全文进行了总结,
并提出了新的研究方向。

Abstract
Evaluation research of the project is the scientific argument for the analysis of
techniques and economy for the project before the decision making for investment.
The thesis focuses on confirming evaluation index indicators and constructing the
model under the theory structure of evaluation of real estate project.
Firstly, research background is analyzed, on the basis of which, literature review is
made on evaluation of real estate project home and abroad, then, the mainly research
content, and the map of the thesis is also constructed. Evaluation of real estate project
is defined, the main content of it is argued, and procedure of it is proposed, present
comprehensive evaluation methods are analyzed, and evaluation method of real estate
project is confirmed based on the character of evaluation of real estate project.
According to the principle and method of construction of index indicators, the
primary index system is constructed, and which is reduced based on theory of rough
set, and the index system of evaluation of real estate project is proposed. Based on
theory of prehensive evaluation, evaluation model of real estate project is
proposed on single factor prehensive factors, and case study is made by using
index system and method, so as to illustrate the method, and validate the method is
scientific and applicable. Finally, thesis is summarized, and future study is proposed.
