摘要
随着我国老龄人口的增加,人口老龄化以及随之而来的养老问题成为当前学者研究的热
点。我国政府针对当前社会的具体情况,提出了六个“老有”目标。然而我国现有的社会养老机
构从数量上看,不能满足老年人口发展的需求,从质量上看,很多养老机构也不能满足老年人
需求的多样性。传统的养老机构已不能完全满足老年人的需求,这就需要兴建新型老年社区,
为老年人提供具备交流、学习、休闲、娱乐、疗养等复合功能的场所,老年公寓就是满足这种
需求的主要养老方式,在未来会得到较快的发展。而当前对老年公寓的研究主要着重于建筑设
计、功能结构、融资方案、经营管理、竞争市场等方面,对于老年公寓顾客需求方面的研究相
对较弱,使得老年公寓项目的投资效益难以得到保证。
本文将顾客需求、顾客满意理论引入老年公寓项目中,对国内外相关研究进行总结归纳,
对老年公寓项目顾客需求进行界定,分析了老年公寓项目顾客需求影响因素,并对老年公寓项
目顾客需求进行描述。本文将顾客需求作为顾客满意的后向行为倾向因素,构建老年公寓需求
模型,选取南京市十家老年公寓的顾客为调查对象,以问卷调查的方式获取数据并进行统计分
析,验证模型中提出的假设关系。顾客需求模型向我们展示了现有老年公寓住户满意度是如何
影响未开发项目顾客需求的,既为投资商展示了开发新老年公寓项目的市场前景,同时又为投
资商在新项目开发过程中规避已有项目的劣势提供了思路,为投资企业进行投资决策、项目可
行性论证、建设方案优选和实施客户满意战略提供理论基础。

ABSTRACT
With the increase of aging population, aged tendency of population and the consequent problem
e hot research scholars. In view of the current social situation, my government proposes six
"aging" targets. In volume terms, China’s existing social pension institutions can’t meet the
development needs of elderly population. From the quality point of view, they can’t meet the
multifarious needs of elderly population. The traditional pension agency can not fully meet the needs
of elderly population, which requires the construction of a new munity. These places
should munication, learning, leisure, entertainment, convalescence and plex
functions. Elderly apartments are major institutions to meet this demand, which will have rapid
development in the future.
Research on the elderly apartments currently mainly focused on architectural design, functional
structure, financing, management, competitive markets, etc. The research on the consumer demand of
elderly apartments is relatively weak, which making the return of investment in elderly apartment
project is difficult to be guaranteed.
