中国物业管理企业可持续发展能力研究

摘要
物业管理在我国是一个新兴的行业,其起源与发展历程基本上与经济改革同步,
迄今已有 20 多年的历史。我国拥有数以亿计的物业基础,而且随着房地产业的迅速
发展,物业的规模将越来越大,这为物业管理行业的持续发展提供了相应的空间。深
圳作为物业管理的领头羊,对物业管理行业的发展起到了积极的推动作用,其经营管
理运作模式对其它地区物业管理的可持续发展有极大的借鉴作用。因此,本文以深圳
物业管理企业为主要研究对象来研究中国物业管理企业可持续发展能力的问题。
目前,中国物业管理企业面临的内部竞争日趋激烈,外企挑战日益严峻,规模效
应成为企业竞争成功的关键,因此物业管理企业必须进行规模扩张。但是,经营效率
及管理水平的低下使得物业管理企业举步维艰,甚至陷入发展的瓶颈。基于此,本文
认为建立基于可持续发展能力战略,并将规模扩张的发展战略建立在企业可持续发展
能力的培育基础上才是中国物业管理企业发展壮大的出路所在。论文首先介绍了中国
物业管理行业发展的现状和趋势,然后通过对企业可持续发展能力的理论基础阐述,
引出物业管理企业的可持续发展能力的定义。在此基础上,对中国物业管理企业基本
的发展能力及其利润生成机制进行剖析,得出目前中国物业管理企业尚不具备可持续
发展能力的结论。重点论证并提出了建立在可持续发展能力基础上的中国物业管理企
业发展的基本战略模型。最后,以正在进行国企改制的一家深圳物业管理公司为代表
进行案例研究,在可持续发展能力战略的指导下,对如何培育物业管理企业的可持续
发展能力提出了相应的对策。

Abstract
The estate management in our country is an emerging profession, basically and the
economical reform synchronization its origin and the development course, up to now
already some more than 20 years history. Our country has the counted by the 100 million
properties foundation, moreover along with real estate industry rapid development. The
property scale more and more will be big. This continued the development for the estate
management profession to provide the corresponding space. Shenzhen takes the estate
management lead goat, to estate management profession development to positive impetus
function. Its management operation pattern has the enormous model function to other area
estate management sustainable development. Therefore, this article studies the China estate
management enterprise sustainable development ability question take the Shenzhen estate
management enterprise as the main research object.
