摘要
21 世纪的今天,如何通过科学的绩效管理来全面提高业绩,进而提升自身的
核心竞争力,已经成为越来越多的国内外企业都十分关注的重要课题。
物业管理行业在我国是一个新兴的、充满竞争的朝阳行业,服务是物业管理
行业的本质特征。绩效管理是物业管理企业实现组织战略目标、培养核心竞争力
的重要手段,是企业管理的重要内容,也是提升物业管理行业整体服务水平的有
力保障。我国的绩效管理思想还比较落后,本文从员工绩效管理的角度出发,拟
从行业绩效管理特点、要求及现状入手,分析目前行业绩效管理过程中存在的问
题,进而提出优化行业绩效管理的几点建议。
本文在深入分析长沙黄兴南路步行街物业公司员工绩效管理现状的基础上,
首先对公司员工的绩效管理进行了正确定位,然后依据平衡记分卡四个纬度来分
析、提取关键绩效指标,设计绩效考核指标体系,最终确立公司员工的绩效管理
改进方案。
在改进方案的实施中,针对国内绩效管理方案普遍难以落实的实际情况,提
出了打造绩效管理执行力的命题,并以长沙黄兴南路步行街物业公司的具体情况
或事例对绩效计划、绩效辅导、绩效考核、绩效反馈与改进、绩效考核结果应用
的全过程进行说明,系统介绍了实施过程中各环节的内容、方法、注意事项及其
应对措施。改进方案实施后,根据其对员工和公司绩效的影响,提出了绩效管理
体系持续改进的建议。
本文通过对长沙黄兴南路步行街物业公司员工绩效管理体系的研究,希望能
对探索适合现代市场经济需求的物业管理行业人力资源开发与管理有所借鉴。
