摘要
经过近年来的发展,房地产开发企业发生了巨大的变化,由单项运营到了集团
公司,由区域化运作到全国化运营,从中国特色到与国际接轨。房地产公司开始了
由“资金密集型”向“人才密集型”的过程,长远持续健康发展已经成为了优秀房地产公
司追求的目标。
A 房地产公司经过 19 年在大陆城市的发展,作为一家房地产百强企业,近三年
经营情况却不甚理想,排名下降,人员流动性剧增,近三年敬业度调查结果却显示
员工敬业度不断提升,A 地产公司的战略方向与方案措施亟需变革调整。本文针对 A
公司的人力资源管理现状及问题、策略及整合模型进行了研究。
首先,本文通过文献研究,以国内外有关人力资源管理战略的理论及模型为指
导,并认真分析了目前房地产业的发展现状、前景与中国房地产企业近期动态,然
后重点介绍了 A 公司的成长经历和发展历程,剖析了 A 公司竞争能力与内部管理能
力以及战略调整思路。最后,作为一家有 19 年发展历史并专注于房地产经营的香港
上市公司,分析了人力资源管理现状及问题,并就如何发挥和利用自己的人力资源
管理优势,结合 A 公司目前组织变革思路及组织战略调整方向,构建了人力资源管
理策略整合模型,提出了匹配的人力资源管理策略,并尝试提出了具体的人力资源
管理策略实施对策。

Abstract
In recent years, great changes have taken place in Real pany from single
operator to a group, from regional operations to the national operations, from the Chinese
characteristics to the international practice. Real pany start to transform from
Capital-intensive "to" talent -intensive ".long-term sustainable and healthy development
has e a good goal for real pany.
A real estate pany as a hundred real pany developed in urbans of
mainland of china for 19 years has operate badly in recent 3 is maily revealed in
ranking fell and dramatic increase in personal movement. The results of employee
engagement surveys shown that employee engagement rate is rising constantly. A real
pany's strategic direction and programmatic measures should adjust and reform.
This paper document pays much attention on researching on current status and
questions,strategy and total models of Human Resource Management.
First of all, this document researches on domestic and foreign human capital
development strategies according to theories and models as a guide, and analyses the
current status of real estate development, the prospects of recent developments with the
Chinese real estate ’s more, it introduces A real pany's growth
experience and development process, and analyses the A real pany
