摘要：房地产项目代建模式是近年来国内兴起的一种新型开发模式，本文从其概念入手 ，通
过对比房地产项目代建模式和政府投资项目代建模式 ，得出房地产项目代建模式的优势及特
点；并阐述了房地产项目代建模式的运作模式 ；总结当前房地产项目代建模式中存在的问题 ，
提出相应的建议，可作为现有理论的补充和完善。
关键词：房地产；代建模式
Abstract: The real estate project agent construction mode is in China in recent
years the rise of a new mode of development, this paper from the concept,
through the comparison of the real estate project agent construction system of
government investment project agent construction mode and obtains the real
estate project, agent construction mode advantages and characteristics; and
elaborated the real estate project agent construction system mode of operation;
summary of current real estate project agent construction mode in the problem
of existence, put forward the corresponding suggestion, can be used as the
supplement and improvement to the existing theory.

房地产项目代建模式是指委托方和专业开发运营服务商 ，在“信任”、“共享”和“真诚”
的共识下，以委托代理合同为契约，履行各自的权利和义务，为实现“双赢”的目标而努力
配合的一种新型房地产开发模式。
一、房地产项目代建模式的特点及优势
房地产项目代建模式与政府投资项目代建模式相比 ，双方在理论基础、合作基础、组织
