文档介绍：中小房地产企业融资问题分析作者李涛指导教师陈思颖摘要在我国那些刚成熟、未上市的中小型房地产企业的发展与我国的国民经济息息相关。我国目前中小企业融资难问题存在在企业本身﹑金融机制﹑政府三个层面的原因,因此我们要加快企业的扩张和发展, 事实提高企业的盈利, 增强企业的信用观念, 大力拓展金融融资渠道和融资方式; 金融机构要对外开放、积极创新, 逐步减少或消除对中小企业的金融抑制, 建立多层次的信用担保制度; 政府也要针对企业完善政策法律法规来照顾这些企业, 加大对企业制度支持和金融扶持力度。我国中小房地产企业融资现存在: 银行信贷是房地产企业资金来源主要渠道、宏观经济的制约、房地产金融市场发育不完善、融资方式单一、融资渠道不通畅、法律法规不规范、企业管理失调等。本文主要对我国中小型房地产开发企业的融资提出依靠外部拓展、提高自身竞争力等对策。关键词:中小房地产现状、融资问题、融资策略 Abstract In our country, those who just mature, unlisted small and medium real estate enterprise's development is closely related to the national economy of our country. Financing difficulties of small and medium-sized enterprises in our country at present problems existing in the enterprise itself, financial system, three levels of government, so we should speed up the expansion and development of the enterprise, the fact that improve the profit of enterprises, strengthen enterprise credit concept, vigorously develop the financial financing channels and financing way; Financial institutions to open to the public, positive innovation, and gradually to reduce or eliminate financial repression of small and medium-sized enterprises, establish a multi-level credit guarantee system; Also for enterprises to improve the government policy laws and regulations to take care of these enterprises, increase the system support and financial support to the enterprise. Existing in our country small and medium-sized real estate enterprises financing, bank credit is the real estate enterprise capital source channel, the restriction of macroeconomic, plete real estate financial market development, financing a single, financing channel not unobstructed, laws and regulations is not standard, management disorder and so on. This article mainly discusses the financing of small and medium-sized real estate development enterprises in our country puts forward rely on external development countermeasures, improve their petitiveness, etc. Keywords : small and medium-sized real estate situation and financing
