第三条 租金、及其它费用
1、租金：本房屋月租金为人民币玖仟元〔RMB 9,000〕。
2、租金交付：
〔1〕租金按3月为一期缴付。乙方须在每个交款期前20天交纳下一期租金。乙方第一期的租金应当在签订合同当日交纳给甲方。
〔2〕在房屋租赁期间，物业管理费、取暖费及其他所有的费用均由乙方支付，其他费用如〔包括但不限于〕：水费、电费、卫生费、装修费、燃气费、供暖费、有线电视费、网络使用费、 费、税费、契费等。
〔3〕租金交付方式：
乙方可以现金、支票或电汇的方式支付租金和其他费用。如用其他方式支付，须经甲方书面同意。以现金或支票方式支付租金的，交付现金或支票日为付款日〔因乙方原因支票无法兑付的除外〕；以电汇方式支付租金的，乙方汇款日为付款日。

第四条 房屋装修
1、在租赁期内，乙方事先未征得甲方书面同意和政府有关主管机关的批准前，乙方不得对该房屋进行内外装修，或破坏、改变原有装修部分。未经甲方事先书面同意不得损坏房屋的主体结构，不得穿凿、切断、连接房屋的任何管道，不得擅自安装、增装空调机、采暖设备和其他机械或固定设施。如乙方违反上述约定，应在甲方发出书面通知后七日内恢复原状。
2、乙方需要对房屋进行装修、改建的，须书面向甲方提出申请，并提交相关装修、改建图纸，征得甲方书面同意后方可执行。
