中弘股份的资本结构分析
摘要:我国经济的全面发展,房地产在当前的经济形势下也取得了巨大的成就,并在社会进步与国民经济的发展过程中起到越来越强的作用,然而在我国房地产蓬勃发展的同时,却在对房地产发展有重要作用的房地产的资本结构的研究却明显落后与其他产业。显然,在房地产的迅速发展过程中为我国经济发展做出了卓越的贡献,但是,在此过程中房地产行业也存在许多弊端,如盲目的开发建设、单一的融资渠道、较高的资产负债率,追根溯源,还是与资产结构的不合理、资本成本的控制有关。近年来,陆续出台的一系列限购与金融政策,让房地产企业向银行贷款变得困难,房地产的销售量也减少,不少企业因为资金的极度短缺无法维持正常经营。所以,有效调整资本结构,加强企业资本成本优化,合理选择融资方式,积极拓展融资渠道,就变得更加重要和迫切。本文就通过对资本结构的相关指标与趋势分析来分析资本结构的合理性以及对不合理地方的解决方法。
