摘要
我国房地产企业正面临着产业集中度提高结构优化开发规模趋大的集团化发展
态势目前集团化房地产企业存在管理层级多专业分工复杂区域分散等管理难点
如何保持从集团到项目各级之间信息畅通达到资源优化配置实现成本管理的专业
化精细化是集团化房地产企业面临的难题
本文通过分析国内房地产项目成本管理的研究与应用现状对集团化房地产企业项
目开发成本控制的措施进行了系统研究指出统一成本管控机制实施标准化管理是提
升房地产企业集团核心竞争力实现项目开发成本精细化管理的重要措施简要分析了
房地产项目成本信息化系统的功能模块组成对房地产企业内控体系中的岗位职责与业
务流程进行了优化设计
本文指出土地选择与设计两个阶段是集团化房地产企业在项目成本控制中应抓住的
两个关键环节系统分析了影响土地价格的宗地特征对土地价格预测数学公式的适用
范围和精度进行研究有助于更深刻理解和正确的运用公式以住宅小区项目为例具
体分析了设计阶段对项目建造成本的影响总结了设计阶段项目成本控制的措施并对
工程设计经济性定量评价的 AHP 法进行了分析和探讨

Abstract
Real estate enterprise in China has been facing the collectivized tendency of higher industrial
centralization, the more optimized structure and larger development scale. The current collectivized
real estate enterprise meets many difficulties with multi-levels management, complex of the
specialized labor division, regional dispersion and etc. The collectivized real estate enterprise now
confronts the difficulty that is how to maintain the fluent information from the group to the project,
which makes the resources optimize and the cost management professional and refined.
This article analyzes the current situation of study and application of the cost management of
the domestic real estate project. Controlling measures of project development cost has been
systematically studied. It concludes that unifying mechanism of cost management & control and
executing standard management are important measures that upgrade the petitiveness of the
collectivized real estate enterprise and achieve refinement of project development cost. This paper
briefly analyzes function pattern structure of information system of project cost of real estate.
Position duty and operation flow of internal control system in the collectivized real estate enterprise
are optimized design.
